Criteria

  1. Loan purpose: acquisition, refinancing, repositioning, refurbishment, development exit
  2. Geographies: England, Scotland and Wales
  3. Property Types: office, industrial, leisure, residential, retail
  4. Borrowing vehicles: UK SPVs. Non-UK SPVs subject to legal review
  5. UK individuals complying with FSMA 2000 exemptions will be considered
  6. Typical security package to include: first ranking fixed charge over the property, Debenture over the SPV, Charge on SPV shares
  7. Financial covenants: ICR, DSCR, LTV and WAULT covenants as appropriate
  8. LTVs based on Open Market Value
  9. Clear business plan and exit strategy
  10. Loans subject to credit approval, due diligence, satisfactory loan documentation and KYC
